Our home kits are part of a long tradition of team builds, where a talented group of amateurs can assemble a home in a few days. The homes are affordable to run, since they use time-tested elements to drastically reduce the cost of heating & cooling, and also make it easy to add onto the home in the future.
Features Overview
Self Scaffolding
Like an old barn raising, our home kits allow teams to stand on the roofs they’ve built in order to build the next stage of the home.
These designs also come ready for expansion, with pre-designed additions. The scaffolded roof surfaces allow the homes to be easy to maintain as well.
Thermal Mass
SmallCo Land home kits use masses of water, sand & concrete to keep the inside temperature of the house stable. This massively reduces the cost of heating and cooling the homes.
Light & Air
SmallCo Land home kits orient themselves to the sun, breezes & airflow, allowing warm humid air to escape and cascading light through open air columns in stairwells and transoms.

Next Step:
Home Kits in Esperanza, Vieques
Our next building iterations will be at our headquarters in Esperanza on the island of Vieques.
We will build home kit additions over existing structure— a tried-and-true practice that is common in Esperanza—and we will also build home kits from the ground up.
Given the relatively high cost of construction in Vieques, our kits will provide a cost advantage, so that we can use the profit from these first projects to fund advances in the kit designs.
The home kits will use C-channel steel, steel panels for roofing and siding, spray foam insulation & concrete, sand and water tanks for thermal mass.
